Terms & Conditions

  1. The Hirer shall have the right to occupy and use for a holiday the Property specified on the booking form together with its gardens for the agreed period.
  2. The Hirer must ensure that the number of persons using the accommodation shall not exceed the number of people listed on the booking form. If you require day visitors please notify the Owners in advance (this is for insurance purposes) if the Property is full no more than 2 visitors at one time i.e. a total of 8 people, the Owners cannot cater for larger parties. The Owners reserve the right to decline accommodation and to order any unauthorised person off the premises.
  3. The Hirer will be responsible for the obligations and conditions of the booking and shall not pass their booking to another party.
  4. In the event of cancellation by the Hirer, the Owners shall refund the full amount if the period is over 56 days, otherwise 50% shall be returned between 29-56 days, 25% refund between 15-28 days. After this period there will be no refund issued. There may be certain circumstances where the Owners will consider a refund outside these timeframes, but this will be at the discretion of the Owner at the time of the cancellation
  5. In the event of cancellation by the Owners there will be a full refund of any deposit or hire charge paid.
  6. The Hirer is advised to wait for confirmation of availability before sending a deposit. The Owners accept all bookings in good faith. However, in the unlikely event of the Owners or their agent having to cancel any booking previously confirmed, their liability will be limited to the return in full amount of any monies paid.
  7. A deposit of 25% of the rental is payable on booking. The balance of the rental is payable 4 weeks prior to arrival. For booking made less than 4 weeks in advance, the total amount is payable by the Hirer on booking.
  8. Any damages or breakages, which occur should be reported immediately to the Owners. As a gesture of goodwill the Hirer will be asked to leave a contribution to the full cost of replacement or repair of all damages or breakages.
  9. Any complaints must be made known to the Owners immediately. No complaints will be entertained at the end of the hiring period or after the hirer has departed.
  10. Well-behaved pets are welcome. But please note there are sheep and chickens in the neighbouring field and other animals in the neighbouring properties, the garden is fenced off but not necessarily escape proof. Therefore where pets are accepted in the property it is under the condition that they are kept under strict control at all times. Pets must remain downstairs in the Property and be kept off the furniture. No pets should be left unattended in the property at any time during the rental period.
  11. The Hirer shall permit the Owners or their agent the right of entry to the property at all reasonable times for the purpose of inspection or to carry out repairs deemed necessary to the property, or equipment including gardening.
  12. The Hirer is advised to take out their own insurance cover as the Owners cannot be responsible for any loss incurred from theft or damage to belongings. The Hirer should also be aware that they are responsible for children’s safety whilst at the Property
  13. Linen is provided for use during the rental i.e. sheets, pillowcases, duvet covers, towels, bathmats, tea towels. These are all included in the hire charge.
  14. Heating is included in the hire charge during the spring and summer months, However during winter hire periods there may be a surcharge for additional fuel.
  15. Bookings are from 3.00pm on the day of arrival to 10.00am on the day of departure. The Hirer should not arrive before 3pm, as there needs to be adequate time to prepare the Property.At the end of the hire period the Property must be vacated by 10am at the latest. Timing on winter bookings and short breaks is more flexible.
  16. The Hirer must ensure the accommodation is left clean and tidy and that they follow the instructions left in the Property about rubbish removal and recycling before vacating the Property.
  17. The Hirer and his/her guests are asked to give consideration to other residents in the neighbourhood and not to cause nuisance or annoyance. This includes taking care to keep to the boundaries of the property and respecting the neighbours privacy.
  18. The Hirer is required to confirm that they have read these terms and conditions and agreed to them by signing the booking form, which must be completed in full and returned to the Owners before any booking can be confirmed.
